1.BOOKING

The signing of the booking form constitutes acceptance of these terms by the client. The booking conditions will apply if for some reason the booking has not been completed eg. a late booking by telephone. Following the receipt of the booking form and appropriate payment, confirmation of reservation will be sent.

 

2. Deposit/Payment Procedure

A non refundable deposit of 25% is payable upon booking. The balance of the total holiday cost is payable six weeks prior to the start of the holiday. Bookings within six weeks of arrival require full payment.

 

3. Cancellation

If the client does not pay the balance fee at the prescribed time, we reserve the right to cancel the booking. In this event the deposit will be forfeited. If the client cancels after the booking is confirmed (notification of which must be given in writing) the full amount of rent is payable, unless the property can be re-let. If we are to re-let your accommodation (and we shall make every effort to do so) all monies will be refunded, less the deposit.

 

4. Changes or Cancellation by owner

Whenever possible any changes will be advised to you without delay. Should circumstances beyond our control require us to cancel a booking, we will, where possible, make alternative arrangements. Should these prove unacceptable and once instructions have been received in writing from you, you will receive a refund of all monies paid.

 

5. Disclaimer

We do not accept any responsibility for any person staying at Rosebank Cottage for any deaths, illness, accidents or injury or damage to personal property, including motor vehicles, bicycles, etc or to that of any guest, however caused.

 

6. Web site

The web site includes exact images of Cottage interior and exterior and is true to life. No modification or fabrications have been employed in the imagery to falsely enhance the holiday Cottage. However we reserve the right to make modifications which are shown to be necessary in the light of our operating experiences. In the event that unintentional errors or mistakes or omissions occur, we can not accept liability for these actions.

 

7. Complaints

We will always do our best to ensure that the Cottage (ROSEBANK) is clean and tidy upon arrival of guests, however it is essential that any defect or shortage is reported to us immediately in order that the problem can be solved quickly. Should there be any problems, all we ask of you is to contact us immediately.

 

8. Damages

We ask our guests to leave their accommodation in a clean and tidy condition, and to pay for or replace any loss or damage incurred during their stay. We reserve the right to charge for any damages to our property and contents.

 

9. Arrivals

Rosebank Cottage is available from 2.00pm on the day of arrival and must be vacated by 10.30am on the day of departure. Please telephone a few days before the start of your holiday with approximate time of arrival.
